Roof Inspections in Guthrie
We walk the slopes and study the shingles, flashing and vents up close, then look at the underside of the deck from inside your attic. Afterward you have clear photos and a plain account of what needs work soon, what can wait and what is sound.

Know What Is Happening Overhead Before It Becomes a Leak
Roof trouble rarely announces itself. A shingle tab that has lifted, a split pipe boot or sealant baked dry by summer heat can let moisture through for months before anything appears indoors. Catching those details early usually keeps the fix small and inexpensive.
We approach every roof as if it belonged to the family next door: unhurried, camera in hand, with no pitch saved for the end. A healthy roof gets a simple all-clear. One that needs roof repair gets a clear explanation of where and why. If yours is close to worn out, we estimate how many seasons it likely has left, so a roof replacement can be planned calmly instead of forced by water coming through.
Most people reach out after hail, ahead of a home sale or purchase, or because the roof has some years on it and they would like an honest read on its condition.

What We Look At
- 01
The shingle surface
We look for worn granules, hail bruises, cracks, curling and tabs the wind has pulled loose. Where nail heads are visible, we check placement, because careless nailing is a frequent cause of shingles blowing off early.
- 02
Flashing, boots and vents
Leaks tend to start where the roof meets a chimney, skylight, wall or valley. We study the metal, the sealant and each pipe boot and vent, since rubber boots usually split well before the surrounding shingles are worn.
- 03
Decking and ventilation
Up in the attic we check for pinholes of light, staining, wet insulation and decking that looks dark or feels soft. We also confirm the intake and exhaust vents are moving air properly, because trapped heat ages shingles faster.
- 04
Gutters and runoff
We note runs that sag, hangers that have loosened, blocked downspouts and overflow running behind the gutter onto the fascia. If they need work, we can walk you through our gutters service.

Photos and a written summary
Each finding comes with a photo, grouped into what to address soon, what to keep an eye on and what is in good order. The language is plain, so it is easy to pass along to a buyer, a seller or your insurer.

Hail or high wind just passed through
From the yard, hail damage usually cannot be seen. Bruised shingles may look fine for months before they shed granules and crack. Checking soon after the storm also gives you dated photos should you file a claim.
Grit collecting at the downspouts
A new roof sheds a little granule grit, and that is expected. Thick deposits from an older roof generally mean the shingles are wearing through.
Ceiling marks or a damp smell
A tan ring overhead or a musty odor in an upstairs closet means water is finding a way in. The actual entry point is often a few feet from the mark.
A home sale or purchase is underway
General home inspectors seldom climb onto the roof. A roof-focused report gives you firm footing before you negotiate or sign.
The roof is fifteen years or older
Hot summers and freeze-thaw winters wear asphalt shingles down faster. Checking in at that age lets you plan the cost rather than react to it.
What Happens on the Day
- 1
A conversation to start
When you phone, tell us why you are calling and anything that has caught your eye. We settle on a convenient time. There is no need for you to climb up or follow us into the attic.
- 2
Ground first, then the roof
We begin by walking around the house, reading the roofline, gutters and siding for hints. Then we climb up, cover the slopes that are safe to walk and photograph the surface, flashing and vents along the way.
- 3
Inside the attic
If you are comfortable with it, we check the attic for moisture, light leaks and airflow problems. We keep to the joists and leave the space just as it was.
- 4
Reviewing it together
Before heading out, we go through the photos with you and give our honest view on repairing versus replacing. A written summary follows for your files.
What Goes Into the Cost of an Inspection
An inspection is a modest job next to any repair, though each visit runs a little differently. When you call, we explain what your visit will cover. If a written report is priced separately, you hear about it before we start.
- Roof area and pitch
- A bigger roof simply takes longer to walk and photograph. Steeper slopes slow every step and may require harnesses and anchors before we can work safely.
- Chimneys, skylights and valleys
- Each chimney, skylight, dormer or valley has flashing of its own, and every one gets a close look and a photo.
- Attic access
- A pull-down ladder in a hallway hatch gets us in quickly. A tight crawl space, or an attic divided into separate pockets, takes longer to cover.
- The level of documentation
- Simple notes for your own planning come together quickly. A detailed report prepared for a sale or an insurance claim needs more time at the desk.
Common Questions About Roof Inspections
How long will you be at my house?
Most visits take about an hour, and a large roof or one with many features can run longer. Going over the photos with you adds a few minutes at the end. Your written summary follows once we are back at the office.
Is this just a way to sell me a roof?
No. Many of the roofs we check need nothing, a small fix or another look in a year or two. Anything we flag is backed by a photo, so you can see it with your own eyes and make the call yourself.
Can the inspection help with an insurance claim?
In many cases it can. Dated photos and clear notes on hail or wind damage give you solid material to share with your insurer. We are not the adjuster and do not decide the claim, but we can walk you through what we found and meet the adjuster at your home. The storm damage repair page covers what comes next.
How often should my roof be checked?
A roof in its early years only needs a look every few years. Once it has some age on it, an annual check makes sense. Any storm with large hail or strong straight-line winds is also a good reason to have it looked over.
Do you inspect roofs outside Guthrie?
Yes. We regularly work in Edmond, Piedmont and Perkins, and the service areas page lists the other communities we reach.
